We act as an agent on behalf of the landlord who owns the property you are renting. We have an obligation to the Landlord to ensure the tenancy runs smoothly as possible, the rent is paid promptly and the property is maintained to the standard at which it was received at the start of the tenancy.
We will require a deposit for every tenancy. This will be protected by an insurance-based tenancy deposit scheme. The deposit will be returned to you, less any expenses incurred, at the end of your tenancy.
The Landlord is responsible for insuring the property and any contents that he has included as part of the tenancy, it is your responsibility to insure your own belongings.
You will not be able to keep any pets at the property unless you have written permission from the Landlord first.
We have an obligation to conduct regular inspections of all our tenanted accommodation to ensure the property is not in need of repair. You will be given notification when an inspection is due to be conducted.
Before any changes can be made to the property you must have written confirmation from the Landlord first.
As a Tenant it is your responsibility to ensure that the rent is paid in full and on time. When you let a property from us, we will need you to set up a standing order with your bank or building society to ensure payment is made in full at a fixed time each month. If you are not a UK citizen or do not have a UK bank account, we can accept payment in other ways. However, we will require you to have a guarantor who is a UK resident.
